Tempe is located in the Southeastern portion of Valley and is host to Arizona State University, the country's second largest. It is a college town that is generally about half rental property and the Valley's earliest experimenter with condominiums. It was founded in 1865 combining the settlements of Hayden's Ferry and San Pablo on respective banks of the Salt River. Tempe is a college town with all the resultant advantages, including a Frank Lloyd Wright designed theater than presents world class performances, a stadium for outdoor events that, until recently, hosted the NFL Cardinals and continues to be a major stadium for the Arizona State Sun Devils a perennial contender for the Pac 10 title, as well as the Insight Bowl. Tempe recently completed an Arts Center and features Town Lake, a man-made lake in the old Salt Riverbed, soon to be surrounded by luxury condominiums. Land locked, Tempe is developing the area around the university vertically. Downtown with it's vibrant shopping and nightlife district along Mill Avenue and the banks of Town Lake are slated for high rise condo development some of which is already under construction. According to the city plan, Tempe wants to steal a march on Phoenix to define Southwest urban condo living. Your Tempe condominium will be either horizontal, as are many condos surrounding the university, or new and vertical in one of the new condominium towers planned or currently under construction, some slated to be thirty stories. Tempe is virtually in a box of freeways, Loop 101, I-10, Highway 60 and Route 202 all run through the city. Tempe is convenient to anywhere in the Valley by freeway. Tempe condo real estate because of the rental hedge provided by the University is one of the best investments and safest investments in the Valley.
